Planning officers give green light for 930 new houses to be built on outskirts of town in Milton Keynes

Bid to build a 'mini village' on the outskirts of an MK town has been recommended for approval.

The council's Development Control committee is due to consider the outline planning application for Tickford Fields, near the rubbish tip in Newport Pagnell, at its meeting next week.

But the applicant is MK Council itself, as it already owns the land. And council planning officers, in an 80 page document, have recommended approval be given..

The council is working with its "arms-length" asset development company, Milton Keynes Development Partnership, on the proposal.

The existing farm buildings on the site will be demolished and replaced with 930 dwellings, a primary school, local centre of shops and a small supermarket, open space, sports pitches, children's play areas and a pavilion/wellbeing centre.

These amenities will be linked by a series of redways, states the plan.

Earmarked for development in the Newport Pagnell Neighbourhood Plan, the 45.17 hectares site is one kilometre away from the centre of town and flanked by the council-owned household rubbish and recycling facility..

Three points of access into the application site are proposed, with the two principal points provided from North Crawley Road, which will allow a public transport loop through the site, states the plan.

A third access point is via Morello Way, which links through via the recent Bellway development, which will include traffic calming measures.

The officers' report states: "In accordance with the policy context, in particular Plan:MK policies and Newport Pagnell Neighbourhood Plan policies, the scheme is considered to comply with policy and is considered acceptable, subject to the attached conditions and proposed legal agreement.

"It is recommended that permission is granted subject to conditions set out in this report."
