Hampton Brook and NFU hosts official launch of new sustainable commercial scheme in Milton Keynes
Hampton Brook and NFU Mutual’s landmark sustainable commercial development at Shenley Wood, Milton Keynes, has (15 September 2026) been officially launched by the Mayor of Milton Keynes, Councillor Paul Trendall, following the achievement of practical completion.

Located just off H6 Childs Way, the development comprises two high-quality industrial and logistics buildings totalling 145,412 sq ft, with the larger unit of 73,063 sq ft having been pre-let to Routeco, a leading industrial automation and control distributor with longstanding connections to Milton Keynes.
Today’s official market launch provided an opportunity to celebrate the completion of the entire scheme, while also giving national agents and stakeholders the chance to see first-hand the quality, specification and sustainability credentials of the development and view the remaining available building. Unit 2 extends to 72,349 sq ft and is already attracting strong interest from potential occupiers, offering high-quality, sustainable commercial space for an occupier seeking a strategically located facility in the City.
Ian Jackson, Director at Hampton Brook said: “We are delighted to be hosting the market launch of Hampton Brook and NFU Mutual’s Shenley Wood development. It is an impressive addition to Milton Keynes’ commercial property offer and demonstrates how high-quality employment space can be delivered alongside strong environmental standards.”
“By providing Routeco with a purpose-built headquarters and creating further capacity for business investment, the scheme will support employment and economic growth in the city. It is particularly encouraging to see sustainability placed at the heart of a development of this scale.”
Delivered to a BREEAM Excellent standard and achieving an EPC A+ rating, Shenley Wood has been designed to meet strong occupier demand while supporting economic growth and inward investment across the city. It is Milton Keynes’ first carbon-negative-in-operation warehouse scheme, establishing a new benchmark for sustainable commercial space in the region and reinforcing Hampton Brook’s reputation for delivering high-quality employment space.
Ian Jackson added: “Reaching practical completion at Shenley Wood is a major achievement for Hampton Brook, NFU Mutual and everyone who has contributed to bringing the development forward. Today’s launch is an opportunity to celebrate the successful delivery of the whole scheme and to showcase Unit 2.”
“Together with NFU Mutual, which funded the project, we have delivered a high-quality bespoke headquarters facility for Routeco that meets its immediate operational requirements while providing a strong platform for future expansion, alongside a second unit that can accommodate another growing business.”
The scheme brings together high-quality industrial and logistics space, excellent connectivity and leading sustainability credentials, with sustainability embedded at the heart of its design from the outset. Solar photovoltaic panels, electric vehicle charging infrastructure, motion-sensor LED lighting and advanced water management systems have been incorporated throughout the development, helping to reduce the buildings’ environmental impact while meeting the evolving expectations of modern occupiers and supporting Milton Keynes’ wider economic and environmental ambitions.
